Welsh Legislation 2022 – The Renting Homes

Renting Homes (Wales) Act 2016 has been changed from 1st December 2022. The new regulation was imposed so that the social and privately owned/rented properties are fit for living and provide maximum protection against fire and other incidents.

All Landlords under section 91 of the new Legislation must ensure that their property is fit to live in at the start of the tenancy and throughout the agreement.

Under the New Renting Homes (Fitness for Human Habitation) (Wales) Regulation 2022, Landlords must ensure a working Smoke Alarm on every property story, e.g., hallway and landings. In addition, all the alarms must be mains powered and interconnected with other Smoke Alarms on the property.

The above requirements are the minimum; larger properties need additional smoke alarms for maximum protection. A heat alarm is required in the kitchen because 60% of fires start there.
